Starting & Exit Triggers

To create an automated email journey, you first need to add a Starting Trigger. This determines how contacts enter your journey. You can choose from:

  • Street Events
Trigger journeys based on real-time actions captured directly from your Street CRM.
  • Spectre Events
Trigger journeys based on real-time actions captured from your Spectre Property Reports and Email Marketing.
  • Segments
Select a pre-populated segment. When the journey is activated, all contacts currently in this segment will automatically enter the journey.

Adding Exit Triggers

You can apply Exit Triggers to any starting point. Exit Triggers automatically remove contacts from the journey when specific events occur. This helps keep your messaging relevant and ensures contacts don’t receive emails that no longer apply to them.

Street Events

A trigger is an event in a contact’s journey with you—this could be anything from a purchase anniversary to a new contact booking a valuation. When one of these events occurs, it activates your automated email sequence, ensuring the right message reaches the right person at the ideal time.

Here's a breakdown of the types of the Street triggers you can use:

New Contacts

  • New Contact in Street CRM
  • Portal Enquiry Received
  • Sales Applicant Created
  • Lettings Application Created
  • Custom Enquiry Recieved
    • You can now connect your other tools and platforms to automatically send leads into your Street Enquiry Centre. This allows you to build dedicated automated journeys in Spectre Email to effectively nurture these leads. By linking these sources, you’ll be able to follow up with leads from third-party platforms – all within Spectre Email. These leads might come from:

      • Your website

      • Other instant valuation tools

      • Agent Connect

      • And more

Note: If you haven’t set up any external lead sources in Street, this trigger won’t appear as an option

Spectre Events

A Spectre Event trigger is an event in a contact’s journey when interacting with your Spectre Email Marketing or Property Reports

Here's a breakdown of the types of the Spectre triggers you can use:

  • Contact uploaded [via Spectre API]
    • Please refer to our guide [here] on how to set up the automatic feed of leads captured outside of property reports.
  • Instant valuation completed
    • To send more personalised and relevant emails, you can even select the specific instant valuation landing page where the lead was generated. This allows you to tailor your journey and messaging to match each lead's interests and intent.
  • Lead Capture report viewed [from property reports]

Segments

If you want to target a specific group of contacts, you can create a Segment and set it as the starting point for your journey. Contacts in the segment don’t need to take any action — once you publish the automated email, the journey will begin automatically for all contacts.

Please note: Once a journey has been published, any contacts added to the segment afterwards will not be included in the active journey. If you want to include additional contacts, you’ll need to create a new segment and set up a new automated journey.

Once you feel confident in your understanding of starting and exit triggers, you can move on to setting up your Automated Journey. For more details on Automated Journeys, click here.
