How to Refine Recipients List

Spectre Campaigns empowers you to create highly targeted marketing campaigns while effectively managing your marketing budget, alongside applying ‘Filters’ to your campaign selection, you can also refine your search by selecting one of the following - 

  1. Exclude properties contacted in the last X number of days
  2. Exclude known rental properties
  3. Exclude properties listed for sale within the last X number of days
  4. Exclude on the market ‘For Sale’ properties

With our AI-Powered Selection you can utilise Spectre's AI tool which will intelligently select properties based on listing potential. You can set a desired quantity by specifying the exact number of letters or postcards you want to send by hitting ‘Reduce campaign size’.

An option will appear allowing you to select the number of letters or postcards you would like to send. You can enter in that number and select how you would like Spectre to make that decision for you. This can be one of the following - 

  1. Use Spectre A.I (Sales only) which will cut down the campaign by selecting those properties most likely to be listed in the next 12 months
  2. Estimated Value (cut down the campaign size by either removing the lowest value properties first or the highest value properties first) 
  3. Time Since Sale (cut down the campaign size by either removing the properties that have had the longest time since sale first, or the least amount of time since sale first

By customising your campaign parameters, you can ensure that your efforts are focused on the most promising leads, while staying within your budget and desired letter volume.
