How to Refine Recipients List


Spectre Campaigns will help users create bespoke campaigns and manage their budgets. Whilst you can FILTER the properties you’d like to target, you can also narrow down your search by selecting one of the following - 

  1. Exclude properties contacted in the last X number of days
  2. Exclude known rental properties
  3. Exclude properties listed for sale within the last X number of days
  4. Exclude on the market ‘For Sale’ properties

You can add in further preferences on step 2 of your campaign journey and customise your results. For example, you can select the ‘other’ box in the ‘Exclude properties contacted in the last X number of days’ field, which allows you to enter a number of your choosing, and the campaign will be filtered by this.

Further to this, you can also reduce your campaign size to get it to a number of letters or postcards you want to send out or to fit in your budget. 


On the right-hand side of step 3, you can click ‘Reduce Campaign Size.’ An option will appear allowing you to select the number of letters or postcards you would like to send. You can enter in that number and select how you would like Spectre to make that decision for you. This can be one of the following:

  1. Use Spectre A.I (Sales only) which will cut down the campaign by selecting those properties most likely to be listed in the next 12 months
  2. Estimated Value (cut down the campaign size by either removing the lowest value properties first or the highest value properties first) 
  3. Time Since Sale (cut down the campaign size by either removing the properties that have had the longest time since sale first, or the least amount of time since sale first

Refining and filtering your campaign means you can write to the exact properties you’re looking to target all whilst sticking to your budget and set number of letters!
