The Success Reporting feature in Spectre helps you track and understand the instructions generated through your marketing efforts. It provides clear insights into how your letters and postcards are performing, and highlights the role Spectre has played in winning new business.

What is Success Reporting?
Success Reporting tracks the instructions generated through your Spectre campaigns and applies Impact Level tags to show how your marketing has influenced a homeowner’s decision to instruct.
We recognise that a homeowner may receive your marketing materials weeks, months, or even years before deciding to sell. Success Reporting ensures this influence is captured and measured, even if the decision happens long after the first mailing.
Understanding Impact Levels
Impact Levels quantify the effect of Spectre letters and postcards on your Successes, based on when the instruction occurred in relation to the last mailing received:

Influenced: Instruction occurs within 0–6 months of the last mailing.

Contributed: Instruction occurs within 6–12 months of the last mailing.

Supported: Instruction occurs 12+ months after the last mailing.
You can filter by Impact Level to view specific categories of Successes, or use the Export CSV button to download and share your data.
Analysing Your Successes

Search: Use the search bar at the top of the page to quickly find an address and view its Impact Level.

Success Analysis: Click this option to open a sidebar showing the full timeline of mailings sent to a property before it listed with you. This helps you see which campaigns and mailings are driving the strongest results.
Estimated Fees
Spectre predicts your estimated fee using a default 1% fee. If this doesn’t reflect your agency’s fees, you can update it via: Settings → General Settings → Your Fees
Uploading Your Own MA Data
You can also upload your own Market Appraisal (MA) data to track properties that Spectre doesn’t automatically record as a Success. These may include instructions, valuations, or enquiries.
Your spreadsheet should include the following fields:
