Success Reporting


Spectre's new Success Reporting feature is now live - this powerful functionality has been improved to allow you more insight when measuring your accounts' performance and the instructions won through your Spectre marketing efforts. To access the Reporting features navigate to 'Reporting' >> 'Successes.' 

Spectre Successes now track and alert you to the impact of a letter or postcards though handy 'Impact Level' tags.  We realise that a homeowner may receive marketing collateral from you weeks, months or even years before they decide to instruct your Agency and that this marketing will have had a different level of impact on that homeowner deciding to list with you (for example, it may be that a homeowner is not looking to move until after the Summer holidays, but they receive a postcards from you over Summer, stick it to your fridge as they like the look of your logo and decide to list with you later in the year).

The most exciting change to your Success dashboard is the addition of ‘Impact Level’ which quantifies your Spectre Successes, based on the time frame in which a listing is received off the back of the last mailable delivered. You can use the drop down menu ‘Impact Level’ to filter the list of Successes based upon the individual Impact Levels. These brand new Impact levels will flag when a Spectre letter or postcard has influenced, contributed or supported a Success and will fall into three categories: 

  • Influenced: Spectre directly influences Success when an instruction occurs within 6 months after the last mailable was received.
  • Contributed: Spectre contributes to Success alongside other factors when an instruction occurs between 6-12 months after the last letter or postcard was received.
  • Supported): Spectre supports Success after 12 months and beyond, identified when the instruction occurs 12 months or more after the last mailable was received.  

You can filter the Successes on this page by the Impact Level, so if you only want to view the properties that were influenced by a Spectre letter or postcard, you can do that using the ‘Impact Level Filter.’ If you want to share that data, click the ‘Export CSV’ button to view and share the list outside of the system.

It’s worth remembering that we know that not every Success will be a direct result of a Spectre letter or postcard, but that sometimes it’s a mixture of social media, your boards and prospecting that influences your listings. 


You can search for an address using the search bar at the top of the page to find a Success and view the Impact Level. For more information, you can click on ‘Success Analysis’ to view the sidebar, which will show you the timeline of letters and postcards sent to the property before they are listed with you. This will also give you an indication as to what is working with your marketing strategy, what’s the most successful letter/postcard to send in your area and will help ensure you’re winning as many instructions through Spectre as possible. 

We predict our ‘estimated fee’ based on an average 1% fee, however, if this figure doesn’t match your Agency fees, you can add in your own using the ‘Set your own Fee Value’ option in Spectre > Settings > General Settings > Your Fees.

Finally, you can upload your own MA data to Spectre which will track any properties that Spectre hasn’t recognised as a Success. These could be any properties including any instructions, valuations or enquiries. You would just need to upload a spreadsheet containing:

  • Property Address
  • Property Postcode
  • Event Date
