      The Spectre Lettings Dashboard is your central hub for tracking landlord data, monitoring property insights, and spotting prospecting opportunities at a glance.

      Act promptly – Responding fast to opportunities increases your chances of winning instructions. Action cards at the top of the dashboard highlight tasks that are outstanding:

      • Generate Mail – Create and send direct mail to landlords.
      • 20:20s – Action your 20:20 opportunities.
      • Campaigns – Build custom campaigns to win instructions and generate leads.

      On-Market Statistics

      Quickly view the number of properties in your area:

      • On-Market – Properties currently listed for rent that Spectre has identified.

      • Tenanted – Properties currently occupied, where Spectre has detected a past rental listing that hasn’t since been re-listed or sold.

      • HMOs – The total number of registered Houses in Multiple Occupation.

      👉 These insights give you a snapshot of local market activity and highlight potential new business opportunities.

      The dashboard shows a breakdown of your landlord database into four categories:

      • Spectre – Landlords sourced from Spectre’s own data.
      • User Uploaded – Landlords you’ve manually imported into the system.
      • Title Deeds – Landlords identified from purchased title deed data.
      • Prospects – Landlords without known details, flagged for potential future outreach.

      👉 Click View All Landlords to explore the full list and filter as needed.

      Top Opportunities

      This section highlights the most valuable landlord leads in your database (“Nudges”).

      For each landlord, you’ll see:

      • Name 
      • AI Summary of opportunity reasons
