The Smart Reporting tool in Spectre gives you access to detailed reports on your company’s usage across both sales and lettings accounts. Reports can be generated weekly, monthly, quarterly, or annually, providing visibility on your marketing activity and branch performance.
You can access Smart Reporting via: Management and Reporting → Smart Reporting.

Available Reports
Smart Reporting offers a range of reports to help you monitor your marketing activity and resource usage. All reports are downloadable as CSV files, which can be opened in Excel or Google Sheets for further analysis.
Properties Marketed To

Regular: Shows all properties marketed to via the Generate Letters tab. Includes branch breakdown, full property addresses, trigger letters applied, and dates mailed.

Custom: Lists properties marketed to via the All Properties tab (Sales) or the On-Market/Tenanted Properties pages (Lettings). Includes branch breakdown, property address, price, targeted competitor agent, and date sent.

On The Market (20:20): Details properties marketed to through the Choose On Market Properties page in the 20:20 journey.

Not On The Market (20:20): Lists properties marketed to through the Choose Off Market Properties page in the 20:20 journey.

Campaigns: Shows all properties marketed to through the Campaigns journey.
Letters & Postcards Sent

Letters Sent by Branch: Breakdown of all letters sent per branch, including status (outsourced via Spectre or downloaded for in-house printing). Covers: Regular Letters, Custom Letters, On Market 20:20s, Not on Market 20:20s, and Campaigns.

Postcards Sent by Branch: Breakdown of postcards sent per branch, including the journey used.

Regular Letters Sent: Details which Regular Letters were sent via the Generate Letters tab, with trigger type and volume per trigger.
Credit Usage

Credits Used by Branch: Summary of credits used by each branch, including what they were spent on (e.g., letters, vendor details).
