Nudges

The Nudges feature in Spectre Lettings helps you identify high-value opportunities to engage with landlords. Nudges act as prompts, suggesting the best times to reach out—whether by phone, email, or even a door knock.


What are Nudges?

Nudges highlight landlords or properties with strong potential for engagement. Each Nudge provides a “Reason to Reach Out”, powered by AI, giving you tailored talking points. The goal is to help you take a personalised approach with landlords, getting the right message to them at the right time.


Navigating the Nudges Page

When you open the Nudges tab, you’ll see a list of opportunities broken down by:

  • Nudge Statuses: The status of each opportunity is categorised into tabs for ease and visibility. (In Progress, Closed Won, Closed Lost, or Not Interested).
  • Landlord's Name: Click this to open the Key Details card. 

  • Portfolio Overview: Summary of the number of properties, rent roll, and portfolio value.

  • Nudge Labels: Indicators such as "New Instruction" or "6 weeks before 1-year renewal" that explain the logic behind the Nudge prompt.

  • Reason to Reach Out: A shortened summary of why this landlord is a good target.


Viewing an Opportunity in Detail

Clicking on a landlord or company name opens the Key Details Card, which provides:

  • Opportunity Level: Priority level of the opportunity.

  • Landlord/Company Name: The relevant landlord correspondence details for this opportunity.

  • Phone Number: The landlord's phone number (if available).

  • LinkedIn Integration: A link to the LinkedIn profiles associated with the landlords name.

  • Key Statistics: Overview of properties, rent roll, total value, and yield.

  • Opportunity Prompt: A short summary suggesting why you should reach out (e.g., upcoming tenancy renewal, EPC improvement, portfolio growth potential).


Actions from the Key Details Card

From here you can:

  • Update Lead: Change the lead status to track progress and avoid duplicate outreach by colleagues.

  • Ignore/Dismiss: Dismiss a lead if it’s no longer relevant.

  • Notes Section: Add feedback or notes for team visibility—track conversations, next steps, or reminders for follow-up.

  • View More Detail: Click to open the full landlord profile page for deeper insights.
