Leads

The Leads page in Spectre Property Reports serves as your central hub for managing and tracking all incoming leads. This feature allows you to monitor lead activity, effectively nurture potential clients, and measure the success of your marketing efforts.


Navigating the Leads Page

To access the Leads page, navigate to the Property Reports > Leads section from the main menu. The page is split into two tabs:

  • Complete Leads: Displays all leads that have provided full contact information.
  • Partial Leads: Shows leads that have started the process but have not completed the form.

Complete Leads Overview

The Complete Leads section provides a detailed breakdown of each lead with the following columns:

  • Report Viewed: Displays the property address for which the lead requested a report. Clicking the address takes you to the property details page.
  • Contact: Shows the lead's name with a link to “View details” to access their contact record.
  • Activity: Displays any recent activity related to the lead.
  • Captured: Indicates the date and time when the lead's information was submitted.
  • Account: Specifies the Spectre account from which the lead was generated. You can reassign the lead to a different account by clicking the account name and opening a dropdown menu.
  • Lead Status: Displays the current status of the lead (e.g., "Opened"). You can manually update the status to track your progress.
  • Source: Identifies the origin of the lead, such as from an “Instant Valuation” or a specific marketing campaign.
  • Three-Dot Menu: Click this to delete the lead.
  • Show Closed Leads Toggle: Use this toggle to view leads that have been converted or no longer require follow-up.
  • Filter Funnel: Use this icon to filter leads by contact form, valuation request, account, or lead source.
  • Export to CSV: Export leads for further analysis by clicking the Export button.
  • Search Bar: Use the search bar to filter leads by name, address, or any other relevant information.

The Complete Leads section is an invaluable tool for managing and nurturing fully qualified leads. By providing clear insights into each lead’s details, activity, and status, it helps streamline follow-up actions and ensures no opportunity is missed. The ability to track the source of each lead, view their engagement history, and easily manage account assignments makes it easier to tailor your approach and optimize your marketing efforts. With search and filter functions, along with export options, this section allows for efficient lead tracking and detailed analysis, ultimately enhancing your ability to convert prospects into clients.


Partial Leads Overview

The Partial Leads page is designed to help you track and manage leads with incomplete details. For example, if a user searches for their address but doesn’t enter their contact details, a partial lead is created.

The Partial Leads Table includes the following key information:

  • Address Searched: The address associated with the lead's search.
  • Property in Street: Displays confirmation of whether the property is already logged in Street. If so, you can quickly access their contact page in Street. If the address does not match any in your system, this will be blank.
  • Hover for Contact Details: Hover over the person icon next to the lead’s address to view a contact card containing key details such as the lead's name, email address, and phone number. This enables easy follow-up if the lead is connected to a specific contact.
  • Activity Log: Clicking the “See Activity” button opens a modal with detailed search history for the property, showing:
    • The date and time of each search activity.
    • Missing details, such as “No details submitted” when no specific information was provided.
      This helps you track the lead’s engagement timeline and better understand their level of interest.
  • Number of Searches: Displays how many times the property has been searched.
  • Last Searched: Shows the most recent date and time the lead was searched.
  • Account: The account associated with the lead.
  • Source: Identifies the origin of the lead (e.g., “Instant Valuation”).
  • Send Direct Mail: Allows you to send direct mail directly to the lead’s property from the page.

The Partial Leads page is an essential tool for efficiently managing incomplete leads. By using the hover function for quick contact access and the “See Activity” button for detailed search histories, you can track engagement and take action. This ensures you're able to follow up and convert leads even when they have only partially provided their information.
