Fee Recovery Service

More often than not Agents will introduce Buyers to Vendors, who will then go on to transact through a different Agent or privately. When an Agent has introduced the two parties and a Sale has been Agreed, if the Vendor is legally bound to a signed Agency Agreement, then there may be recoverable introduction fees due upon Exchange and Completion of Contracts.

 

Our Fee Recovery Service has been created in an attempt to combat these scenarios by helping our Agents recover any fees whereby the original introduction between the Buyer and the Vendor was made and the property transacted. 

 

First you would need to jump into ‘Fee Recovery’ from your Spectre Dashboard on the right hand side of your screen. It will start by displaying the last two years worth of your withdrawals that we have been able to identify. You will then have the ability to purchase the Land Reg details for each property. If the Title Deeds return the new owners names and the purchaser is recognised by yourselves as having had an initial viewing via your Agency, then you are able to mark this as a ‘Possible Introduction’ by clicking the blue button as shown below. 


 

You will then be prompted with a ‘What Happens Next’ pop up, where you will be given the option to refer this matter over to our Solicitors, Sinclair Taylor. 

 

One of the great points of this Feature is that it’s a ‘No Win, No Fee’ structure, meaning you have got nothing to lose! 

 

When you click ‘Refer to Sinclair Taylor’, you will then be asked to give as much information as possible about the introduction, prompted by questions such as - ‘Did the purchaser have a viewing arranged by you?’ ‘Did the purchaser make an offer on the viewed property?’ ‘Did the Vendor sign an Agency Agreement?’ 

 

You will then need to enter your details, these include; name, email address, telephone number, agreed fee structure and agreed fee,  as well as, the Vendors details, such as, name, email address and mobile number. These details will be sent over to Sinclair Taylor who will be in touch  in due course regarding the matter. 

 

If you do not recognise the Vendor, then you can mark it as ‘No Instruction’.
