Spectre Social allows you to create and publish posts directly to your connected social media platforms (Facebook, Instagram and LinkedIn). You can use this feature to showcase properties, share reviews, market data or custom content, helping you maintain a consistent and professional brand presence online.
This guide explains how to create different post types and the workflow for each.
Creating a Property Post
Property posts help you promote available listings directly on your social channels to attract sellers, buyers and landlords.
To create a Property Post:
- Click Create New in the top right corner.
- Select Post.
- Choose Property as the post type.
- Select the property you want to post.
- Refine your selection using branch or property status filters if required.
- Select the platforms you want to publish to.
- All connected platforms will be highlighted by default.

- Unselect any platforms you don’t want included.
- Choose your design.
- Select a template from the library for consistent branding.

- Add your caption content.
- Write your own caption or use the A.I. Caption Builder to generate copy.

- You can switch between platforms to tailor captions individually, or use Sync Content to apply one caption to all platforms.
- Add your images.
- Select from property images pulled from your CRM/Portal.

- Upload photos from your desktop.
- Optional: Use the Canva integration.
- Connect Canva to import graphics or branded visuals directly into your post.
Once your post is ready, review it and publish immediately.
Creating a Review Post
Review posts allow you to share your Google reviews directly to your social channels, helping to build trust, showcase customer satisfaction, and strengthen your brand reputation. Sharing authentic client feedback is an effective way to demonstrate credibility and attract new business.
To create a Review Post:
- Select Reviews from the post options.
- Choose the review location (if you have multiple locations linked to your Google account).
- Choose review length.
- To keep your posts looking their best, reviews over 300 characters are hidden in the graphic. You can still select longer ones, but part of the text may not appear in the image.
- Select your review.
- Select the platforms you want to publish to.
- All platforms will be selected by default.

- Add your caption.
- Write your own or use the A.I. Caption Builder.

- Tailor content per platform or select Sync Content to apply the same caption to all platforms.
- Optional: Upload your own images or use the Canva integration.

Once complete, review your post and publish immediately.
Creating a Market Data Post
Market Data posts are designed to help you share local property market insights, statistics and trends. These posts demonstrate expertise and help position your brand as a trusted, informed authority.
Note: Market Data posts require a subscription to Spectre Property Reports.
To create a Market Data Post:
- Select Market Data from the post options.
- Select your data.
- Choose up to 10 statistics or metrics to highlight.

- Toggle between Sales or Lettings data.

- Choose your timeframe (12 / 6 / 1 month views).
- Select your area.
- Choose an Outcode (e.g. M1, SW1A) to determine which local market data is used.
- Select the platforms you want to publish to.
- All platforms will be selected by default.

- Unselect any you do not want included.
- Edit your design.
- Adjust text, fonts and colours.

- Apply brand colours or select custom colours via the colour picker.

- To revert changes, select Restore defaults or Cancel.

- Click Save to apply changes.
- Add your caption.
- Write your own or use the A.I. Caption Builder.

- Tailor content per platform or select Sync Content to apply the same caption to all platforms.
- Optional: Upload your own images or use the Canva integration.

Once finished, review your post and publish immediately.
Creating a Custom Post
Custom posts give you complete creative freedom to share content that doesn’t fit into the other categories — such as company news, seasonal updates, general announcements, team introductions or community updates.
To create a Custom Post:
- Select Custom from the post options.
- Select the platforms you want to publish to.
- All platforms will be selected by default.
- Unselect any you do not want included.
- Write your content — be creative and engaging. This is your opportunity to showcase your brand’s personality, share stories, or promote upcoming events.
- Tailor content per platform or select Sync Content to apply the same caption to all platforms.
- Optional: Upload your images or use the Canva integration.
- Import branded graphics or supporting visuals directly from your desktop or via your Canva account.
